What is Design-Build?

Design-Build is a construction delivery method that provides owners with a single point of contact for both the design and construction phases of a project. The design-build method streamlines project delivery through a single contract. United from the outset of every project, an integrated team works in collaboration on time and budget goals through the consolidation of responsibilities.

What are the advantages?

The owner will have a single contract with the design-build team to provide design and construction services. This simple but fundamental difference saves money and time by transforming the relationship between designers and builders into an alliance fostering collaboration and teamwork. Design-build is an alternative to design-bid-build. Under the latter approach, design and construction are split - separate entities, separate contracts, separate work. Since design-build brings together all elements of a project, the contractor works in coordination with other members of the design/project team. In other methods, architectural design is completed separately, sometimes resulting in additional expenses and delays during the construction process. Design-build allows your contractor to work as part of the team to provide insights into the costs and constructibility of different designs. The end result is a sound design with a streamlined budget and schedule. It ensures project expectations are clearly defined with all parties working in collaboration.

The design-build process has five main phases:

1. Selecting a design-builder

2. Pre-construction assessments

3. Project design

4. Construction

5. Post-construction

Why select John Blake Construction as your design build contractor?

John Blake Construction has the expertise and experience to direct your project from conceptual design through post construction. Think of it in terms of “which comes first”. In the traditional method of design-bid-build, the architect may create a design and draw up plans for a project that comes in quite a bit higher than expected when bid by contractors. Working with an owner on a set budget, John Blake Construction can then design based on those requirements. There aren’t any disappointing moments requiring designers to go back to the drawing board. Expectations are clear and set from the initial visit. John Blake Construction has the ability to team with any disciplines and vendors required for the successful completion of the project. Communication is more efficient, the process is simplified, and the results are a more cost effective and streamlined project.
